Our Commitment to Fair Housing

Options Property Management is committed to full compliance with all federal, state, and local fair housing laws. We believe that everyone deserves equal access to housing opportunities regardless of their background, and we actively work to ensure that all rental decisions are made based solely on legitimate, non-discriminatory criteria.

Since our founding in 2015, we have maintained a zero-tolerance policy for discrimination of any kind. Our team receives regular training on fair housing laws and best practices to ensure that every applicant, tenant, and client is treated with respect and fairness.

Equal Housing Opportunity

We are an Equal Opportunity Housing Provider

Protected Classes Under Federal Law

The Fair Housing Act prohibits discrimination in housing based on the following protected classes:

  • Race or Color - No discrimination based on racial or ethnic background
  • National Origin - Equal treatment regardless of country of origin or ancestry
  • Religion - Protection for all religious beliefs and practices
  • Sex/Gender - Including sexual harassment and gender identity
  • Familial Status - Protection for families with children under 18
  • Disability - Including reasonable accommodations and modifications
  • Age - Protection against age-based discrimination

California Fair Housing Laws

California's Fair Employment and Housing Act (FEHA) provides additional protections beyond federal law. In California, it is also illegal to discriminate based on:

  • Ancestry - Protection based on ancestral background
  • Marital Status - Cannot discriminate based on marital situation
  • Sexual Orientation - Full protection for LGBTQ+ individuals
  • Gender Identity and Expression - Protection for transgender and non-binary individuals
  • Medical Condition - Including genetic characteristics
  • Military or Veteran Status - Protection for service members
  • Source of Income - Including Section 8 vouchers and other lawful income sources

Important: Source of Income Protection

California law specifically prohibits discrimination based on source of income. This means we cannot refuse to rent to qualified applicants who use Section 8 vouchers or other government assistance programs. All applicants are evaluated using the same objective screening criteria, regardless of how they will pay rent.

Our Fair Housing Practices

Objective Screening

We use consistent, written screening criteria for all applicants. Decisions are based on verifiable factors such as credit history, rental history, income verification, and background checks.

Equal Marketing

All properties are marketed to the widest possible audience. We never use discriminatory language in advertising or show preferences based on protected classes.

Reasonable Accommodations

We provide reasonable accommodations for individuals with disabilities and make reasonable modifications to policies, practices, and physical structures when necessary.

Regular Training

Our entire team participates in ongoing fair housing education and training to stay current with laws and best practices.

Service Animals and Assistance Animals

Under fair housing laws, we provide accommodations for individuals with disabilities who require service animals or assistance animals. Key points include:

Reasonable Modifications for Disabilities

Tenants with disabilities have the right to make reasonable modifications to their dwelling unit or common areas at their own expense if necessary for full enjoyment of the premises. This may include:

We work cooperatively with tenants to ensure modifications are done professionally and, when appropriate, restored upon move-out.

Familial Status Protections

Families with children receive full protection under fair housing laws. It is illegal to:
